House A is 1200 sq ft - 3 bed 2 bath and set up perfectly to have a roommate. It needs some work done other than just painting. Nothing that I can't handle but it would take time and because of the loan it would take 60 days to close. Chain link fence hidden by shrubbery providing great privacy.
House B is almost 1700 sq ft - 3 bed 1.5 bath . It had a 350 sq ft addition added (including the half bath) that could be made into a Master bedroom with a full bath/closet added. Not to much else to do other than paint and rip up carpet. This house is a SS with an already approved price. So in theory it could close in 4 months. 6ft privacy fence.
Both houses are roughly the same price when it's all said and done. They're both older homes with upgraded AC and heat. While I don't actually need a roommate it's just me and my dogs so I was thinking it might be nice if I got lonely.

Based on what you wrote, I said B. Why buy a smaller house for the same money?
But, you need to consider the neighborhood, and (if this isn't a home you plan on being in forever) resale value.

Both neighborhoods are nice. The smaller house is cozier and has a better layout, imo. The smaller house also would close quicker since it's already in foreclosure. I don't mind waiting on house B it just doesn't have as much charm as house A. I also realize that my decision might be biased because house A is closer to Home Depot lol.
But remember - "cozy" can become "small" very easily w/ 2 people and dogs! you and a BF are one thing, but a roomate? Cozy can actually become claustrophobic if you don't want to be around that person for whatever reason.
