I just emailed my tenant and gave her notice to move out of my house. The law there states I have to give her 90 days notice, so to be nice I gave her 100.
My property manager was becoming quite angry with her, and the tenant (Katie) was making stuff up about what they had said and how they had acted. They were worried she was going to invent a situation and try to destroy their company! There was just no choice in the end but to ask her to leave.
I feel really bad about it, as we have known each other for a long time, but I just can't leave her there and watch the house fall apart, and have her destroy my relationship with my property manager. Obviously I didn't tell her that was why she had to move out, I just want her to leave peacefully.
Haven't had a response email yet. But will let you know what she says.

I wholeheartedly agree. You had to look after your investment first. I'd be surprised if the response from Katie was nice, so I hope through this you realize that just because you've known someone for a long time doesn't make them a good friend! Proud of you for standing up for yourself!

Well, based on your updates, I think we all expected that. I feel like you Australias are nice - in NYC the eviction notice can be as short as 30 days. I have seen people move out in 15. So you are super nice.
I lost a friend over rent - we split the apartment and I had to chase after her to get my last two months for a long time. She was upset and told me that I was mean because I made a steady salary - well she lied to me that her dad was paying for her...

We aren't allowed to make people homeless, so if my tenant went to the tenancy court and said she couldn't find anything, they would more than likely let her stay at the property, unless I could prove that I needed the house more. Better to give lots of time and hope she finds somewhere.
She took it well, perhaps saw it coming...?
No we don't talk anymore. Even her friends didn't talk to me when they saw me. I did not feel too bad about it. We come from different worlds - my parents taught me you never borrow money from anyone else but a bank. and if you make a mistake of borrowing money, you have to give it back ASAP. Her parents apparently taught her that as long as someone doesn't ask, you don't have to be financially responsible toward them. And when they do ask for the money back, you just don't ever speak to them again.
I am happy she took it well. So maybe she is more reasonable than my friend. let's hope she finds something very soon

This was the smartest thing in terms of protecting your assets, and your sanity. I'm shocked that the government can intervene and allow a tenant to stay on your property when it's...YOURS! But I am sure that it won't get to that point, and your friend will be able to find something in three months. Frankly, it seems like she was behaving in such a way that you would have no choice but to evict her.
Hopefully she behaves like an adult finally in this situation, but with her track record...don't count on it hun. :'-( We'll be here for you for support and advice if you should need it.
