Property Assessment question

We got the inspection done on our potential new business property and want to make the offer based on the assessed value. My question is, whom do I call to assess the property, the county assessor or any one of my choice? TIA

  • Not sure about commercial property, but if it's like residential property, you can't get it assessed - only appraised. I think only the county can do assessments because it's related to taxes.

    To get it appraised, you can call one of your choice.

  • Is an appraisal necessary to making an offer?  I'm wondering if I should skip this step and go straight to making an offer or getting an attorney.

    I think the seller is asking too much, so would an appraisal help to justify the low offer we submit?

  • Your bank will do an appraisal when financing is going through. It's doubtful that having someone go through to do an independent appraisal will change their asking price. It's likely that their realtor has already run the comparables and they know whether their price is reasonable or not. What you *can* do for free is look at comparable spaces on the polk county assessors site and see what they sold for recently. (not what they're assessed at which is totally different.)
