made an offer on a house this morning!

Just came across this bored and thought I would say hello.  We made an offer on a house this morning, I'm so impatient waiting for the response.  We looked at it last week and we both liked it but he loved it so I agreed.  I wasn't feeling well when we looked at it so I had found a lot of faults.  Yesterday I met the realtor there to take pictures of it and it was a lot nicer than I remembered ( I guess I was that sick lol).  So we really low balled the offer.  The house is on 1.4 acres, set on the top of a hill with amazing views, 5 car garage and a garage you can pull through to the back yard. 

The house went on the market at 350k in december and is now listed at 250.  We offered 200k.  It has not been lived in a few years at least and I don't think updated since it was built (1987) but those are all easy fixes (may have to leave the neon pink bathroom, lol).  The area is mostly an upscale retirement community, this house has been paid off and so we are hoping the sellers just want to be rid of the house and take the offer:)  I just hope I didn't insult them with offering 50k low.  I think 220-230k is probably about where it should be right now.

Our realtor did tell us that there have been two accepted offers so far that have fallen through but the other realtor wouldn't tell him why.  I hope it wasn't inspection issues (he said they would have to disclose that if they accept the contract).  So we will see.  Think sell low thoughts for us:)

  • boo the seller countered at 245k.  I guess his realtor told ours that he is a bit of a grumpy old man.  He also told him that he is living in the place called la posada, which is a assisted living and is a very very very very pricey community...did drop the price but didn't counter the stuff we put in there to give him some room (home warrenty).  back to the drawing board.  May counter at 225k but add in seller pays our closing and the hoa transfer fee ($2400)...:(

  • Only offer what you can afford and what the house will appraise at. You could offer the moon, but if the bank won't finance the price he wants, the loan won't happen unless he comes down.  GL!

  • We could afford more, I just have a bit of problem that the house across the street sold last month for 240.  We weren't even looking in this area then but that house was exactly what we wanted so I have a tough time coming close to that for a house that is close but not quite as nice.  I'm not sure how much it would appraise at.  We countered today with 225k and they pay 2 or 2.5 % of the closing costs.. If he doesn't accept that we will probably keep looking.  Prices are coming down anyway so if he wants to wait for that, good for him!
