buying a short sale from someone you know?
A friend told me about a friend of her's that is being relocated and they are going to have to short sale the house. The house looks like it might be a possibility for us as it has a lot of what we are looking for. She friended me on facebook where she had pictures posted so I could check out the house. They have contacted a realtor but have not listed it yet as they don't want to move until november sometime.
Is it creepy to contact her to ask her if we could look at the house or should I wait until it lists? How does it work with pricing a short sale?
Re: buying a short sale from someone you know?
Since you are FB friends with her, I don't see it as being creepy to ask to see the house.
Her bank has to approve the short sale amount and that is the part that is time consuming and uncertain. She'll probably want to start working on that portion of the process now.
Yes, all lenders we've worked with require this, I believe nationally - the sellers and buyers in the short sale deal have to sign stating that they do not know each other. I'm not going to tell you what to do, but be aware.
To answer your question though - not creepy if she's already sharing pics with you, she obviously is already trying to spread the word.
The short sale we were attempting was someone that had to relocate for a job. Their lender required them to go into foreclosure first which was a three month process. Be aware that even though this might not happen, things come up with short sales that aren't standard. And being friends (even just fb) might get stressful if after 4 mo you back out ( or want to )
