Put money down on a lot!

I'm so excited that after 6 months of house searching (with a year ahead of that of online searching), we finally decided to build our house!  It will be in a sub that's developing, and will back up to preserved land that will never be developed on.  We're so happy about that, because it's exactly what we've been looking for. 

This post has no question, just needed to get it out there!  Big Smile

  • I'm already so excited about all the decisions.  Just hope DH doesn't get in the way ;)

     Actually we've been in sync for the majority of our selections so far, so hopefully it will continue!

  • We made a list of the things we wanted, decided what was going to be the most expensive to change in the future and went from there. 

    All selections (cabinets, countertop, etc.) I did on my own since FH was in PA on work everytime. 

    Make sure you ask EVERY question that you might possibly have, they might seem a little dumb at the time but you want to know everything.  

    Also go out as often you can and take pictures, its amazing how quick things go.

  • Congrats!! It's an exciting, albeit overwhelming, process! I definitely agree with PP's advice. You can never ask too many questions or take enough pictures. Make sure you go when they are doing plumbing, wiring, and your septic (if you have septic). You'll want those pictures if and when something goes wrong. It will also be nice to be able to hand those pictures over to future buyers and say, "This is what the bones of the house looks like."

     Consider all the upgrades and divide your list into needs, wants, and nice-to-haves. Our upgrades were minimal and were mostly needs based on where we live and our lifestyle. We did upgrade a few things (flooring in one room, open banisters on both sides of stairs) that were nice-to-haves, but we had some wiggle room with our mortgage.

    Visit the vendors your builder has selected early to see what options you have within your budget. We came in under our budget for kitchen and bath design, but our tiny $1000 budget for appliances won't even cover our refrigerator.

  • My husband and I found a lot we love and have been preapproved for the lot loan. Now we just have to make the offer which is kind of scary!  We are going to custom build in about 2 years or so and the whole process seems a little overwhelming.  I know exactly what I want but the problem will be keeping it all within budget.  Congratulations!!
