ugh so the FHA appraiser came in to appraise our house on the friday before the hurricane, he was there 5 seconds because he had to leave and pick up his kid in d.c. before the hurricane hit and was really focused on that. to the point that i told him i felt like i just got the mcdonald's treatment.
well the damn appraisal came in 1,000 under the sale price.
we have been nickled and dimed by this damn buyer and we really can't afford another 1,000 off and i am beyond annoyed that the loan officer was like "well you know so so dad's a lawyer". STFU. i'm tired that this dad is running the show. we understand that the appraisal is what we have to sell at, either he takes the hit and 1,000 comes off his full assist we are giving, or we take the hit and we want to remove our closet system from the sale of the home (the closet system was well over 1000 and we would love to keep it). i'm fine with either but i am just not rolling over again. i would rather stay in this damn house at this point.
i think i am particularly bitter because as much as we like our real estate agent as a friend, she is not playing hard with buying or selling and i keep feeling like we are getting nothing out of either deal. like if i felt like we were getting more out of the house we are buying i wouldn;t be so freaking bitter.

I like the idea of keeping the closet system in lieu of the 1000 bucks.
We had a similar situation when we bought our home. Our appraisal came around 5k under selling price because the stupid house down the street that was in the same condition sold for dirt cheap to a neighbor like a week after the house went on the market. Unfortunately, that was the only comp they had, as there wasn't much turn over at the time with similar houses in our neighborhood. Our agent and loan officer sat us down and worked out different scenarios for us involving the assist so we could still get the house at a monthly payment we could afford and within the money we had available to us for the closing costs. We ended up meeting halfway on the appraisal difference. Our loan officer and agent were in the same office and worked together all the time, so that was very helpful.
As hard as it is because she is your friend, she is still working for you and you are still paying her. I think it is logical that you sit her down and voice your concerns that you think she is not being aggressive enough for you. Good luck!
EEEP! LaNalg (you haven't been called that in a while and I wanted to renew it), don't call the sale off over 1K!! We just met w/a realtor about selling our investment property and he was saying how HARD it is to sell a place these days. He had one person who turned down a sale for a similar reason ("I won't roll over or be strong armed any more!!") and ended up with their house on the market for another 9months before they got an offer and they ended up taking 15K less than the original deal was for.
I'm sorry you're frustrated but don't take it out on the sale! I like the idea of keeping the closet, though.
You wouldn't want the sale of your house to fall through though, and in this market $1000 isn't THAT bad. You can nickel and dime your sellers to make up for it.
i kind of don't want to go settlement we were thinking of signing the papers beforehand. like that's how much i don't care to see the freaking father of this kid again. it's the father i hate the kid i could careless about. the words " YOU BABY YOUR SON MORE THEN I DO MY BABY" may come out at closing if we go.
We FINALLY settled yesterday after weeks of bullshit, and we didn't go to settlement. I don't think it's a big deal if everything is already ironed out.
I hope this works out, regardless of the annoying dad.
We told our realtor that it wouldnt be in anyone's best interest if we saw the buyer in person. She worked it out for us to sign the paperwork ahead of time, which was no problem at all---apparently it happens a lot for various reasons.

OMFG (sorry, i had to be a teenager for a minute), OUR ridiculous buyer was a teacher too (sorry teachers, Im sure lots of you are great)!! He went so far as to request that the mortgage company compensate him for his day off for settlement because they had to change is settlement date from a day he already had off for winter break to a day he was supposed to work after winter break. At least he was an equal opportunity a**hat.
Did you ask your agent for an electrician rec? Sometimes they can get them in sooner to look at things as a favor since they may refer a lot of business to them throughout the year.
