closing postponed with 36 hours to go (vent)

my realtor has been an absolute nightmare.we have been planning on closing on the 8th for 2 weeks. i called her on sunday to ask if the appraisal had been done. her answer? i don't know, i guess, i mean i'm sure i would have heard if it hadn't....uhh ok. so then i ask if we are still closing on the 8th. she assures me we are and we should ask our mortgage broker our questions about VA pest inspection. (the broker has been a much bigger help than her all along, so no surprise there.) my husband texted her yesterday (she doesn't answer my e-mails, and is slow to return his calls, so texting is usually our best bet) to ask if we're still on for the 8th. she replied this morning at 10am (24 hours later) with "will know shortly", my husband replied with OK please let us know ASAP since we took it off work and have utilities coming and furniture. she responded half an hour later via text to say "not the 8th, 15th or 16th, call me"

i am beyond furious. we both took the day off from work, i took the day after as well to finish moving. now we have a week's notice for a possible date. neither of us have the luxury of making our own work schedules, and my husband starts a new job on the 14th and will definitely not be able to take one of those dates off. i need to give a week's notice for days off. now we have to cancel the moving truck, deliveries and utility set-ups. i am so annoyed and am just wondering if we have any options here. she has yet to return my husband's voicemail--in which he tells her this is unacceptable. we have done what feels like most of the work--he has been the one calling the VA, he found out we were approved before she did, and she constantly doesn't have answers to our questions and tells us to find out and let her know. isn't that backwards??

 any advice or words of wisdom? thanks y'all.

  • I guess I am not so sure why you are blaming the REA for the delay.  Your lender is most likely the party that is setting the closing date.  You LO should be the one communicating with you regarding what is needed for your loan to close, not your REA at this point.

  • We've left the LO a voicemail as well, I didn't realize he was the one we should be talking to though, as our REA acts as if everything goes through her. This is our first time buying and I'm (mostly) clueless :/
  • I wouldn't be contacting your agent. I would be talking to your lender instead. This is there fault, not your agents.

  • Your REA really has nothing to do with the closing date. It is all in the lenders hands and they are the ones who will issue the clear to close, not your REA. Your REA and LO should have explained all this to you.  Hang in there, you are so close!

  • I'm not sure why you're blaming your realtor when you should be talking to your lender.  Your lender was responsible for ordering the appraisal.  YOU also should have been been following up to make sure it was done. 
  • The appraisal is also ordered by the lender and doesn't go through your agent for access, but the selling agent. It's possible that they never let him/her know.
  • I'm sure this is extremely stressful for you and your REA might not have been the best that they could do for you.

     That being said theres a few things to point out.  You aren't her only client, we are just coming to the end of the busiest part of the year for real estate, and the things you listed are not things that she has control over.  Thats like getting mad at my power company because there were not sufficient funds in my bank account for the bill.  

    She should have been aware of things going on, but unfortunately she seems to be rather busy. 

    Is there a certain date that you have to be out of your current location?  Is it possible to move in over several evenings after work and over the weekend?
