First showing

We have our first showing tomorrow.  Our house got on the market on Sunday.  My kitchen sink is shinking and house is spotless...any last minute tips??

   I'm praying to St. Joseph...this house HAS to sell.  Sell soon, and sell with a profit!  Am I asking too much? Big Smile

  • Take the stuff off of your kitchen countertops! It makes the countertops seem bigger if you don't have a ton of stuff on top of it. 

    Don't put smelly stuff in the house. I can't tell you how much it turned us off when we were looking for houses and the whole house smelled like fake raspberries and vanilla.

    Open all the blinds so all the natural light comes through.

    Keep a bunch of your listingbook printouts in the kitchen, so people can grab them and make notes on your house.

    DH and I just bought a house this past month, and those were some of the things that bothered us.

  • We JUST bought a house so everything PP said plus... 

    Please make sure your dirty laundry is covered up.  We saw people's dirty underwear ALL the time and it was gross. 

    Make sure all your doors are open, even if they are usually closed.  I personally didn't like to open doors but if they were open, I went right in.

    Clean up your garage!  My husband's favorite spot is out there and if it is a mess, you can't tell how big it is or what he can make it out of.

    Not only kitchen counter tops-but bathroom.  I do not need to see your daily beauty regimen and it takes away from the bathroom.

    I was going to say "declutter" as much as you can.  We moved a TON of stuff out of our house in preparation for showings.

    To the above- I FULLY agree.  People think they are making their house smell "homey", but it will also make some sellers think "What are they trying to cover?".

    One house I looked at - overall it was fine, but then I walked into their sunroom.  The scent was overpowering.  It made me go "uh, why?" then as I stood there and looked around more closely, I could tell a cat lives in that room.  I saw the water dish and was ablet o see cat hair on a lot of stuff.

    Not only that, but people (like me!) are allergic to it. If a house smelled so strongly like air fresheners, it would make our eyes water and sneeze. So then we walked right out, lol.

  • Also, try to depersonalize as much as possible!  I know it may be difficult, especially if you are still living in the house, but seeing family pictures and religious symbols all over the walls made it hard to see past them and focus on the house.

  • all of the above advice (decluttering and depersonalizing are HUGE!)  - and turn on ALL of the lights in the house. It makes it feel more welcoming and can "hide" any dark/sunless rooms.
  • Any OPs have opinions on obvious staging approaches for an open house? 

    Like should she set the table w/pretty plates, napkins, and silverware?  And set little clusters of bud vases and fresh flowers around the house?  Or does that look deperate and "stage-y"?

  • Leave several copies of the listing and the pictures.  If there is just one they might not feel comfortable taking it with them, if there are several then it obvious they can have one. 

    Open all the blinds etc.  Also if you have any special lighting (under cabinet lighting, lighting in built ins etc. ) that accent things, then turn those on.  Be sure that your closets look nice too.  It might seem nosey but I want to see how much space is in each closet.  I opened one closet at a house and there were two bags of trash and I swear that things were going to fall on top of me.

    IMO, it is too much.  Maybe a vase of fresh flowers in the center of the island in the kitchen but a fully-set table would just look desperate to me.  I don't care what your plates, silverware, stemware, etc. look like and it would honestly be more distracting. 

    I think there is a fine balance between a house being too empty verses decluttered and depersonalized.  You want to show that the house is liveable and that any person who walks in the doors would be able to make the house their own.

    I don't like set tables, it just looks weird to me.  As far as fresh flowers I think it depends- like PP set a single arrangement in the kitchen would be fine but more than that is too much I think.

    I disagree. IMO I think that would be distracting. Unless you had an awesome built in sound system.
