realtor for new construction?
do you think we need to get a realtor if we already have our eye on a new construction home? are they able to negotiate a lower price and/or more upgrades than we would be able to on our own?

We are using a realtor. We had one prior to us looking at new constructions (we were looking at previously built houses for sale first), so we continued to use him. He'll be most beneficial when looking through the contract. There's a lot of paperwork before we sign our lives away that I want someone who's familiar to be apart of so we don't miss any details.
We had a REA for our new construction. Why not? The seller paid his commission, not us.
He was good to have as a go-between when we didn't want to talk to the builder directly and generally offered us good advice. He took us to see MLS homes in the neighborhood that were how our actual home would be (as opposed to the bells-and-whistles model home).
He sucked at negotiating. We negotiated ourselves against his recommendation and we got the lot premium waived and 10% off the base price.
Bring your REA when you visit the builder. Some builders won't let you use an agent unless they accompany you the first time.
yes. there is no reason not to.
ours was awesome. helped us negotiate. handled a few of the issues that popped up during the construction process.
also, they REALLY wanted to make sure the realtor was happy too... because she could bring them more clients. By myself... not so much.
