Anyone sell with a newborn and baby?

We were planning on listing our house in March. We have a harder to sell house so we know we might be on the market for a while so are hesitant to wait any longer. Then again, we might get lucky and sell right away. It's a horse property so it really just depends if there's someone out there looking for one! Regardless, we never expected to get lucky enough to get pg right away when we started TTC. DS took 3 years so we never really factored having a baby into the house-selling equation. I'll deliver April 6th. We have NO idea when to list now... Once we do sell we'll have to hurry and find a house to buy (which shouldn't be a problem because we're downsizing into basically a cookie cutter house in a subdivision in the city, which there are hundreds of that meet our criteria). Then there are showings... with a newborn, 1 year old, cats, and horses to worry about! Are we crazy to try and sell so soon? Has anyone else done it? I do have MIL who is retired and can come help clean/wrangle everyone up for showings.

  • We listed our home right before I was due, and my twins were 2 1/2. We put a bunch of their toys in a rented storage space so the place looked less cluttered. I'm not going to lie, it was HELL to clean and rush out the door for showings. There were times when I sat in a parking lot, nursing the baby, with the twins screaming in the back of the car. It did get easier (or we just got more efficient).
  • We put our house on the market a couple weeks ago - we have a 1 year old and a 2 year old.    It will be stressful, but life with 2U2 is stressful to begin with - and you learn to deal with chaos, and honestly, it doesn't bother you as much as you'd think.

     I just decided to keep myself busy this summer - I have 2 toddlers, I am doing weight watchers, put our house on the market, and working full-time.   And I'm fine - really.  I've actually lost 35 pounds (in a healthy way, I promise!) - all this stress and busy-ness has been good for me.

    Honestly - I think it would be easier with 2 babies than 2 toddlers - I have a ton of toys (little toys for the 2 year old, and bigger walking toys for the 1 year old) - and with babies, you have different kinds of stuff to clean up - but you can do it Smile

  • We were listed the summer I was pregnant with my DS but it didn't sell so we pulled the condo in October (of 2009).  My DS was born Feb. 8th and we listed on Feb. 11th.  

    We were on the 3rd floor of a 3 floor walk up.  With 2 dogs.  99% of our showings were during the day and I was by myself.  Fabulous.

    My realtor was a godsend.  She came a bit early and stayed upstairs with the kids while I ran the dogs to the car and did the same thing when the showing was over - I'd bring the kids up first and go back for the dogs.  

    In terms of cleaning, I'm an OCD clean freak but a couple tips: make all the beds first thing in the morning; keep up with the general cleaning so all you have to do is quick pick up before a showing; don't stress yourself out trying to clean up toys 2 hours before a showing - you'll just frustrate yourself since your 1 year old will destroy what you've done, but also limit the areas they can play in on days you have a showing.  Put both kids in cribs and clean up the toys last minute then get them out of the house!

    I read the title quickly and thought it said "Did anyone sell a newborn baby?"

  • Yep, I have a 20 month old and newborn and our house has been on the market a year. It was MUCH harder being in the third trimester with a toddler trying to get the house ready than it is having a newborn. We have a two story house, which made it really hard. We've got our cleaning system down so it's really not too bad. You'll find your routine.

  • We have a 2 year old and a 2 month old, and we just listed our house on Tuesday. I'm not going to lie, it was a big pain to get ready for showings. We packed most of the toys and all the baby equipment and either stored it in the basement or took it in the car with us. Thankfully, our house sold the same day it went on the market so we won't have to worry about that anymore.

  • We just listed our home last week with a 1 and 2 year old and a large dog.  The first week was HELL as you can imagine and I was over stressed.  But now we have gotten into a routine.  Once the house was spotless and decluttered for the first day listing, it is much easier to maintain.  Every toy, high chair etc has a place.  I also keep a laundry basket on each level of the house.  This way before showings I can grab all the little stuff around if need be, pile it into the basket and it goes into the car with me. I stash any dirty laundry I haven't gotten to in the car or in the washer and dryer.  It is crazy but has become a new normal and it does get easier.  Actually it's kind of nice always having a clean house : )  Good Luck!
