WW BAH D?

We have been waiting on a SS since the beginning of June.  90 days was TODAY.  

Our agent called their agent and told them we were going to start looking at other homes.  They told us yesterday that they should have made a decision in 1 or 2 weeks.  (after talking to their small bank and attorney)

We found 2 REGULAR sale homes in our price range (which is shocking) that we could make an offer on TOMORROW and essentially if all goes well close in the 30 days.  (You know if nothing goes wrong, and sellers are A ok with a 30 day close).

We are going to go see the houses on Monday or Tuesday.  Would you wait it out or put an offer on another house?

  • I wouldn't worry about it until I went to see the houses in person.  It's possible there's something at issue that is the reason they are priced so much lower than usual.

    Assuming they're fantastic and I'd be able to get out of the short-sale deal scot-free, I'd move on to a traditional sale.

  • My RE has been to both and said they are in good shape - both relos.  
  • I agree with PP.  I wouldn't withdraw your other offer until you see the houses.  They might be in good shape, but that doesn't mean you'll like them.

  • I guess it depends on how much you love the SS. You might like one house more than the other. I would just say go with your gut after you see the other two homes.

    This.  With everything I read on here about SSs, I'd never do it unless we're talking about a $60k savings or something dramatic.  I do not have the patience to put up with all the BS that comes with them.  

  • I would see them both in person and look at as much as you can while there, plus check to see what the penalties are for withdrawing your SS offer.  Is there a big difference in cost between the SS home and regular priced homes?

  • It depends on how much you love the SS house, and whether or not you like the regular sale houses. Plus the costs associated with each.

    MH and I found a SS in January and made our offer. Everything went really slowly and we got a lot of mixed information when we called for updates. It was just a frustrating process all around. We started looking at some other houses around June, and in late July we found something we liked better, so we canceled the SS and bid on the regular sale house on August 1. (We had to cancel it before we bid on the regular house because in our state you can't buy a short sale and a regular sale at the same time.) We expect to close this week.

    We were O.K. with giving up on the short sale house because, once we started looking at other options in June, we realized that we could do better. A big reason why we pursued the short sale was because we thought it was the best that our money could buy. As maddening as it was to wait around for it to go through, it was a blessing in disguise because it gave us time to save up some more money and also look around in other neighborhoods and reevaulate what we wanted.

    I would stick with the SS if it's your dream home and if it's going to make a really big difference in your financial situation. But if you can find something that you like just as much, I would look into it. It doesn't hurt to just consider other options, because you will either find something you love more or you'll re-affirm why you want the SS place. Unless you are 100% O.K. with losing the short sale and possibly not finding anything else for a while, I wouldn't cancel the SS until you are reasonably sure that you're able to bid on something else. In our case, we were O.K. with losing the short sale even if our bid on the regular sale house wasn't accepted. We would've just looked for another regular sale house. Our SS experience was bad so we wouldn't recommend SSs to anyone, although we have friends who closed within 90 days and had a great experience.
