S/O 2nd inspection

Did most of you get a second inspection or did you just see if the things were fixed during the final walk through?

  • We had so few things that needed to be fixed that we didn't see the need for a 2nd inspection.

    We asked for the septic to be pumped, to have an electrician add GFCI to a few outlets and for the shower diverter to be fixed in the upstairs bathroom. They provided receipts and invoices for the septic and electrical work and on the final walkthrough we saw that the upstairs shower was fixed. 

  • We did, and I'm glad. It turns out they never even tried to fix some of the things that were wrong!

    This. The only thing our sellers did was have the septic pumped.

  • We did not hire anyone for the second inspection.  It was easy enough for us to know if the items were corrected or not.  None of our items were "hidden" items.
