Mortgage qualification ?

Hi, anyone know what the current requirement for employment on a mortgage application is? I was just told by a local realtor that you possibly need to be with a company for least a year before you can apply. Is this true? TIA...

  • We just went through this a couple days ago.  I have only been at my current job for 6 months and was afriad that it would be an issue, but they also ask how long you have worked in your particular field (not just at this current job). So because I had 7 years experience in the same field they didn't blink an eye.  Just asked for my last position's address and dates.   I hope this answers your question!

  • We went FHA on ours, and although there is no set guideline for how long you must be w/ an employer they prefer you being there at least 2 years.

  • It really depends on they type of loan as well as the lender's requirements.   If you are concerned, a mortgage broker might be able to assist you in shopping mortgages to find a company/rate that works best for your individual situation.

  • We are closing on our new house 9/28. Dh starts his new job 9/22. We got a letter from his new employer verifying all the employment information etc and we are fine. He has 10 years of solid employment history and the salary of the new job is more than his current job etc. So not sure if that made a difference.

  • My DH and I went into the bank just to test the waters to see if we qualified for a mortage at our current status. We qualified and neither of us has worked at our current jobs more than 6 months.

  • My Dh graduated from college last year, and started his career 6 months ago. I got a job 3 months ago, and we did not have a problem.

    Only issue we had was most of my income is commission and tips, so they could not take that into consideration. If I had that job for 2 years, then they could.

     

    Don't talk to your REA about the $ aspect of it, talk to a mortgage broker.
