Waiting to Hear Back from the Seller's Agent!!! I'm scratching my eyeballs out!!!

I've posted a couple of previous questions a while ago and HOPEFULLY this will be my final one pertaining to this process. Long story short... Me and the hubby have been offering back and forth with this Investor Owned property. He priced it at $325K on 8/12/2011 and 6 comparables in the area were averaging $300K. After refusing our offers of $290K, $300K and $307500 he finally lowered to price of the house to $314,900 on 9/11/2011!!!! This was perfect because $315K is our absolute max, we really love this house and after looking at 15 houses we still came back to this house. So we offered $314,900 and asked the seller to pay closing, our agent found out from the beginning that the seller is willing to pay closing costs if he gets the offer he wants. He has until Friday to respond and the seller's agent confirmed that he has received the offer...WHAT IS THE PROBLEM?!?!? I'm thinking he's either waiting to see if someone else offers the same or he is not going to accept our offer. Any advice will, once again, be greatly appreciated!

  • He may wait to see if another offer comes in without closing costs attached. You say from the beginning he was willing to pay closing costs...is that beginning as in $325K? He may be trying to determine if paying all closing costs after the price drop is feasible. It could be any number of things.

    He mentioned he would be willing to pay closing cost if he received a good offer when the house was listed at $325K. Before you mentioned it, him waiting to see if another offer would come in without closing costs was in the back of my mind. Hopefully it's something else. Thanks for the reply...

  • If he just dropped the price, it's reasonable to see if stirs up some more interest and someone else offers without closing costs.  With that many offers from you, he can be pretty sure you're not going anywhere if he takes a bit of time to wait it out.
