Could you give a seller some tips?

Putting my house on the market 10/3. What tips do you have, other than the typical realtor tips?

  • Clean, declutter, clean, clean, declutter, and clean some more! 

    Clean out the inside of cabinets and drawers (kitchen/bathroom and any other built-ins because they will be opened). 

    Make sure that everything that is supposed to work does work (lights, fans, faucets, appliances, etc.). 

    Fresh paint or at least touch up if needed to make the house look fresh and clean. 

    Clean your carpets (even if the prospective buyers are thinking about changing out the flooring, dirty carpets might indicate a dirty house and you do not want to give them that impression).

    Mow your yard and trim the bushes.

    Deodorize your home--do not try to mask odors with candles, etc.

  • Spend the $ to make minor fixes as necessary. depersonalize, remove your stuff and pics etc. slap up fresh, neutral paint where needed. ask a friend (someone you know to be honest and willing to tell you stuff) to come over and walk through and tell you if they see anything problematic. Toss out cans of bug spray etc even if in cupboards or garage - get rid of anything that indicates a possible problem. Good luck!

    Don't forget to clean & organize closets too. If your closets are packed to the gills, it looks like you don't have enough storage.

  • Be realistic with pricing and reasonable with access for showings.

    Clean your AC intakes and change the filters, and clean the gutters.  Nothing says, "We don't maintain our house" like plants in the gutters and thick dust on the HVAC filters.

  • Any light fixtures that aren't included should be taken down. Don't try the cheap-o switcheroo. And be clear in your listing what is and is not included.  If you are able, rent a small storage space to hold some extras. It will make your closets look bigger and the home more spacious and clean.

  • Clean clean clean.

    Get rid of clutter, clean out the closets and cupboards.

    Touch up the paint or repaint glaringly bright walls

    Clean out the garage.

    Clean your gutters, and clean up the yard and shribs.

    Powerwash driveways and sidewalks, and vinyl siding if you have it.
