Recs for Property Mgt Co's in Fairfax, VA?

I own a condo in Oakton that I rent out. This week there was a pipe leak behind the bathroom wall where a huge pipe had to be replaced. The pipe leak soaked the carpets so I have to have part of the carpet padding also replaced. And to top it all off, the upstairs neighbors also have a leak in their pipes which is going to require replacing the entire bathroom ceiling.

Did I ever mention how much I hate being a landlord? Anyway, now that I have two kids, I'm considering hiring a management company because I just cannot deal with all of these issues. Does anyone have any recommendations? The key service I want is 24-hour emergency repair service and I want someone else to coordinate with the tenants and service companies when things need to be fixed.

I found Real Property Management and Purvis Property Management on Google and their websites are nice but I'd rather get a personal recommendation for a company.

Also, does anyone know approximately how much this typically costs? I think I looked into it before and one of the companies charged 14% of the rent. Does that sound about right?

  • I do not recommend Coldwell Bankers.  They were a nightmare for us when we used them.

    I *think* my realtor does it.  He is absolutely fabulous - www.michaelputnam.com.  Tell him Kathy and Greg referred you.

    When we used CB, they charged 8%.
