Poll: What percent of homes get an offer after...
I know that there probably isn't data on this but thought I might ask.
What percent of homes get an offer after the first showing?
More specifically. People walk into a house...fall in love, and want to put in an offer that night?
Pretty unrealistic?? 10%, 5%???
I know it depends on the situation and market...fire sale, forclose, less homes on the market, etc...
What do you think?

I don't know about any statistics, but speaking for myself, we have never put in an offer on the same day we looked at a house. We have always slept on it for at least a night or two.

Do you mean, the first person to visit the house, or the person only visited the house once?
The first time we bought we only saw it once, the second time we looked at the home twice before officially signing the paperwork.
As to how many get offers from the first person, these days I doubt very many!

in houston..not often.
in phoenix, for a well priced home, a LOT. we saw some houses the day after they were listed, and there were a number of realtor cards already there. we knew theyd' get at least one offer by the end of the day.
ETA: the sixth person who saw our house bought it. and he put in a contract after seeing the house once. his wife didn't see the house until about a week before closing.

Well, I have no idea about percentages, but we did it. We had been looking for a little while and had not been happy with anything out there in our price range. When we walked into the house that we're in the process of buying now, we were in love and put in an offer that day. I'm so glad we did this because they accepted our offer that night, and then a day later they got two more offers. It's an amazing house for the price.
Also, the day we put our house on the market we had two showings, and an offer from the first people who saw it. The offer came in that same night, just hours after they saw the house.
So I don't know how often it happens, but it happens.
I think it depends on your market and the type of home. If you are in a higher cost of living and looking at SS or Foreclosures, I'd say ou probably only get one shot before you need to offer. We looked at our house 2 times before putting in an offer. We just needed to sleep on it and discuss some things (it needed quite a bit of work before we could move in and we wanted to make sure it worked for us). Our buyers looked at our house 3 times before an offer. Well, actually only the husband did. The wife did not see the house until a week or so after closing. I could not do that!
We saw dozens of houses before we found ours. We even offered on a short sale months before. That one we saw 2 weeks before we finally offered on it. When we found our dream house it was a bit different.
Here's how the day went:
10 AM - Met realtor at dream house. Fell in love.
11 AM - Went to second house on our showing list. Told realtor that we loved the first house and wanted to get our parents in to see it that day if possible.
12 PM - Went to the third house on our showing list. Got approval from the sellers to re-enter the first house by 1:00 PM. Called our parents and got them to meet us at the first house (dream house by 1:00 PM)
1 PM - We all get to the house. Our parents love it, they say it's a million times better than the first one (our short sale that fell through). We all sit in the living room and talk about how amazing the house is and everyone says that the listing price is definitely a great deal on such a beautiful house in amazing condition, and that we should offer ASAP. As first time homebuyers we wanted our parents' opinions before offering on a house.
4 PM - We get to our realtor's office and draft the offer. Offered full asking price by 5 PM that day.
Next Monday will be one month of us living in our house.

We had 3 offers on our house while it was on the market. 2 of them were the same day the people saw the house on their first showing. They were lower than we wanted. We negoitiated a while and ultimately we turned them both down.
The 3rd one was a couple days after a second showing and this was the one we took.
We had 4 showings and within less than 24 hours had 2 offers...the third person wanted to offer but heard there were two offers and did not want to get into a bidding war. It happened for us....our house was in very good shape and did not need much work at all when we sold it. We had done everything already (I am still sad we had to move and leave our home!!!)
