  • Ours was over by only like $500, which we got back by check at closing.

  • Ours was over by about $1500.  They had a check ready to hand us for the overage at closing, but it wasn't correct, so we actually ended up getting it mailed to us about a week later.

  • We also read every document we received.  I was told by friends that we wouldn't/couldn't but for us it was worth it. We questioned the parts of the GFE that were unclear or seemed inappropriate.  When the revisions and new documentation came in, we talked to them about every fee and change. We also asked to get an email copy of the closing documents as soon as they were prepared. Perhaps because of that diligence or perhaps because of regular practice almost everything on the final documents came in at the same amount or lower than the previous documentation (including the amounts we had negotiated down - either as we had negotiated or lower). There was one bogus stupid fee added to the final documentation of $25 but since all told it was still almost a thousand less than we feared we didn't fight that one too hard. 
  • ours was over by $20.  We got a check in the mail a few weeks later.
  • Ours was over by about $100.  

     We did an electronic closing, and were able to overnight a check to them for the exact amount on the day after the closing, so we didn't have to wait for a refund or anything.
