Finished the home inspection!

and in my opinion it was nearly perfect!!!  There are a few things that he pointed out and if I could ask all the home owner gurus their thoughts on what we should ask the sellers to fix, I'll passes out major kudos :)  I'm not sure what is silly to ask and what is typical, since this is our first house.  These are the issues they found:

1. Fascia board rot on one corner of garage

2. Needs safety wire on garage door opener springs

3. Gutters on front of the house need lifted on one end for better drainage

4. Outlet on back porch not GFI

5. Vines growing into siding next to deck

6. Asphalt crack in driveway (but driveway not shifting yet)

7. Bathroom vent vents out into the attic 

and that's it!!!!!!  There wasn't anything on the inside that was bad! The inspection lasted 3 hours and he showed us EVERYTHING. It was a great experience and I'm so happy that everything checked out and nothing is a deal breaker at all.  What of these 7 would you ask the sellers to fix?  TYIA

  • Our inspection is today too! I hope our inspection goes this well. How old is your house? I'm not a 'Home Owner Guru', as we don't physically have the keys to our house yet but being raised in a home and seeing the details that go into the home I would say the gutters, bathroom vent and outlet on back porch. That's in my opinion. I'm pretty sure actual home owners my think other wise but these are things that point out to me. Did you inspector give you any pointers?

  • The house was built in 1984, So it's fairly new. Only one owner. and yes, he gave us tons of pointers as well as a 40 page report with photos about everything he was talking about. Inspection was over at 5pm and we had the report in our email by 7!

  • I think the biggest thing on this list is #7.  If the bathroom has been venting into the attic for the last 27 years, is the attic dry?  I would be very nervous about mold with all that moisture going into the attic.  I would definitely have that fixed, and do a second check for possible mold issues.  If there is no sign of mold at all, then it would make me wonder how insulated the attic is...something to think about when it comes to the heating/cooling bill.  Second I would have them put the safety wire on the garage door opener springs...mostly because it's a safety issue so it would seems like something that the sellers would be willing to fix without much of a thought.  The rest of the items should be easy and inexpensive to taken care of.

  • I would ask for #1 (rot may have spread further), I'm not sure what exactly #2 means but throw that in because it sounds like a safety issue, and #7 because that can cause moisture/mold. Is the porch an open porch? If water/moisture could get to it, I would ask that it be replaced. It seems the gutters are doing their job so I would leave that alone.

  • Thanks all!  To answer the questions:  The porch is not shielded, but we will be adding an awing to it once we buy it. 

    In regard to the bathroom vent: The inspection stated that we had 18 inches of R38 blown in cellous, so it's definitely insulated, but yes. I'm worried about the venting issue as well. There was a mold inspection done before the house went up for sale and they didn't find anything (although we could do one ourselves, but the inspector said that he didn't see any evidence of mold at all either).

    I think that the rot is something we defintely want to ask them to do, if only because it's a ranch style and we'd have no way to get a ladder up to the area that needs fixed.  While they are up there, they might as well pull up the gutter a couple inches too.  

    Overall, I am very happy that nothing is structurally wrong with the house.
