Is it normal to have a preliminary home inspection done before an offer is even made?

  • Not that I know of. Is it the buyer requesting one before they put an offer in? Is there something in particular they saw that makes them nervous?

    Sounds odd to me, especially since the home inspector costs the buyer $$$ and time. I'm personally not doing ANY until it's under contract.

  • I didn't think so.  My FIL is suggesting we have this done before we make an offer on the house.  I thought it seemed strange, but since we are new to this I wanted to ask.

  • Typically you would make an offer contingent on inspection, financing and appraisal. Then you and the sellers counter and settle on a price. We had 10 days to get our inspection (as did our buyers). Once you get the inspection results back, you request repairs to be made or you can back out if the problems seem to be too much for your comfort. I would not spend money on an inspection before you negotiate price.

  • I don't think so and I wouldn't pay for an inspection until we were under contract.

  • I order a home inspection and termite inspection on each listing prior to going on the market. Fairly standard practice in my area. Not so much in most other areas.

    For those concerned that the inspectors may 'favor' the seller, that would be illegal and they could lose their licenses/jobs. In my state, termite inspectors are highly regulated by the state. Home inspectors are members of the ASHI (Am. Society of Home Inspectors) which has standards for membership. Furthermore, why would I work with an inspector again if they provided a faulty report? All that leads to is a lawsuit - because it will come out!
