Selling one house while buying another

This seems so hard to do at the same time.  Have you guys been successful at it?  I haven't seen any houses we like yet in our price range yet we are sure we want to sell and buy a new home.  Has anyone here lived in temp housing after selling while you were waiting to find your new home?  If so, what kind of temp housing?  How long did you stay there?  Just trying to figure out our options.  It's going to be really hard trying to find a new home when we don't know how long it will take to sell ours and even how much we'll get for it.

any input appreciated!

Re: Selling one house while buying another

  • We put our previous house up for rent, while in escrow on a new house. That house fell through 3 days before closing and we weren't willing to put our new renters out in the cold, so we put everything in storage and lived in a hotel. We stayed there for 6 weeks before closing on another place. I think it was the best 6 weeks of my life :-)
  • We needed the equity from our house, so we had to sell first. I was looking at houses the whole time to get an idea of what was out there. Once we got a contract, we hit it really hard and we got lucky. Found a house we loved and as our buyer was flexible, we were able to schedule the settlements one after the other and we were able to rent back for a few days.

  • We did the same ase EastCoastBride.  Our house we purchased was vacant so they were ready whenever the bank was.  Our buyers actually asked to close ASAP and let us live in the house through a certain date (about 1 month after closing) - we didn't ask for this.  This allowed us extra time to live in the old house while fixing up a few tihngs in the new house before moving.  If they had not let us do this, we would have asked to move closing back a few days becuse the purchase of our new house took a few extra days.  We probably could have had back to back closings as well, or asked to rent back a few days.

  • We put our house on the market, sold it (close Oct. 28), and I don't like anything in our price range.

So we are going to find a storage unit and a month to month rental, most likely a 2 bedroom apartment) until we do.

  • We sold our home before we found our new one.  We did a rentback from the buyer for 3 months and then moved into a rental because we still didnt find something we loved.
