Has anyone ever had termites come up in their pest inspection? If so, was this a deal-breaker?
I know the extent of the termites makes a difference...ours are drywood termites..the inspector found some evidence of them in one of the shared walls in our prospective townhome...we are told that they are not uncommon in our area.
we are still waiting for the written report so that we can assess what exactly we're looking at $$-wise...
Anyways, I was just wondering if anyone had dealt with something like this before...

is it evidence of past termite infestation (and the previous owners took care of it?) or evidence of current infestation that needs to be taken care of?
A house i owned 20 years ago that had past infestation and I just called out pest control to verifiy that it had been taken care of and there was no structural damage.
It is really hard to say. Our home had a very tiny area of active infestation. It was treated and repaired (paid for by the owning bank) before close--along with a multi-year termite treat/repair contract. Now, had we had a HUGE infestation of them, we would have reconsidered.
In our area, the joke is, it is not IF you are going to get termites, but WHEN.

I think it is active...the pest report says ~ $5000 to fix and then they want another $150 to do another inspection to see the extent of the damage...
trying to decide if we want to try to get some $$ from the bank (it's a SS) or pay up, or walk away...the tough part is not knowing the full extent of the damage...oh, and of course, the bank still demands we close by 10/14...

This was a dealbreaker for me, but not my DH. We bought the house and had it treated. I hope they don't come back, ugh.
If termites are a deal breaker for you on this house, be prepared to pass on a lot of houses. If termites live in your area, most likely, they will be in almost any house you look at.
I've been a Realtor for 16 years and I've only had two properties that did not have some termite issue. They are everywhere. They only thing is, how much damage and what is the cost to repair and treat. To me, anything less than $5k is no big deal.
So, get a good inspection. Don't be scared off. Remember, they are living organisms. Routine maintenance is a good idea b/c even if you tent the house, they can come right back. So treat what you can and maintain the property to limit the potential future issues.
Evaluate each property individually but don't be scared by termites. It can be dealt with.
