showing your home when you still live there

how do you guys do this?  I know we shouldn't be here when people come to look.  But should we do a lock box still?  Or would "by appointment only" really be a disadvantage to selling?

  • We did a lock box.  We got lucky - 4 showings and 2 offers in less than 24 hours. 
  • Realtors called to make an appointment and then let themselves in with the lock box.

  • We have a lockbox because we are gone before the potential buyer and their agent comes.  Because they have an hour window, we don't just leave with the door open or unlocked.

    Our showing are by appointment.  Only open houses are drop in.

  • We had a lockbox.  Due to our location and price point, we had a lot of showings and doing it by appointment only would have been a PITA.  For this house, I might consider only putting the lockbox out on days I know an agent is coming b/c I doubt we'd get daily showings like last time and I wouldn't want to crate the cats daily for no good reason.
  • I don't know how they do things where your from, but in AK having a lockbox and having 'by appointment only' are not the same thing. It is great security over a lockbox you might buy at Lowes. Our lockboxes tell the MLS subscriber (typically a Realtor, but some appraisers and home inspectors have one) who showed the home and at what time. Its very good for getting feedback on a showing, especially if the buyers Agent is contacting you directly for showings and you forget the Agent's name.

    We did a lock box but we also didn't require a 24 hour notice. Very rarely, though, have we not gotten 24 hours.

  • We had a lockbox and never had any random drop-in's. Every agent contacted our realtor who contacted us to make sure it was ok.  We had 2 dogs to get our of the house and often would just drive around for an hour or if it was a nice day, we'd drive down to the greenway and go on a long walk.  I don't see why "by appointment only" would be a disadvantage but it might be different in each market.  Just make yourself open to a lot of last minute calls to vacate the house.  Most people were easy to work with and a few times we had an hour notice to pick up and get out of the house.  Often, we had prescheduled appointments a day or more in advance.  We had something like 70 showings over 6.5 months.  We had a unique house feature that wasn't going to work for a lot of buyers.
