Question for sellers (if your home sold)

We accepted an offer on our townhouse last week after 6 very long months on the market and just one week before we were going to take our house off the market. We are scheduled to close Oct. 14. I am so SO paranoid about something going wrong on our buyer's end.. just the whole deal falling through. Is this normal?? I mean we have to pack our stuff and our 2 kids and be out in 18 days and I'm afraid of getting the house packed and then the closing not happen. Just wondering if others felt like this!

  • I felt nervous all the way up until closing...I didnt breathe a sigh of relief until both houses were officially closed on! Is it normal for the whole deal to fall through unexpectedly? No. Does it happen? Yes. This whole process is certainly nervewracking!

  • Are they cash buyers?  If not, I'd be concerned with being able to secure financing in such a short period of time.  Doesn't mean that the deal would fall through but just that it would take longer than the 18 days you have.  If they're cash buyers then I would be less concerned so long as the inspection comes up clean or you're at least willing to make any fixes that are needed.

  • Our buyer fell through 10 days before closing.  We packed the house and moved all our stuff to storage as we waited to close on our next house out of state and he just "changed his mind"  Obviously it was a breach in contract, but it wasn't like we were going to sue him:/  It was AWFUL.  I was crying for about 3 days about that a-hole.  Thankfully we were very lucky and had someone come back and make a second offer a week after the last deal fell through.  It was for less money but worth it for us.  I just hope this time it closes.

  • We have received an offer, but are still countering - and I think my level of nervousness would  (and does depend of the type of financing the buyers are using and how much money they are putting down).

    We are dealing with FHA buyers putting 3.5% down - and they want us to pay closing costs.   That doesn't give me a lot of comfort, honestly.   If it were a cash offer, I'd be feeling good. 

    Good luck!   Packing and moving a family of 4 is scary!

  • Yep.  I wasn't comfortable until we closed on the sale of our first house.  We are set to close on this house Oct. 28 and I'm going to be nervous until we close.  At least the inspection part is over with.

  • We sound similar to you- we just accepted an offer on Saturday after 4 very long months on market. We had tons of activity and a couple offers that didn't pan out so it probably felt longer than it really is.

    I am freaking out about everything- first up, the inspection is tomorrow (should be fine since we had one ourselves a year ago), then what if they don't get a mortgage commitment (they've provided a preapproval letter), then what if, what if, what if- it goes on and on!
    I won't be totally done freaking out until the check is in my hand after closing.

    Good luck- it is super stressful.
