Help me renovate my house

I'm trying to post more, so I'm sorry in advance if I get annoying :)

DH and I just celebrated the first three months in our house by painting our first room.  Now that we've done with a lot of the routine stuff we're starting to get into the decorating and renovating phase.  

There are four rooms that need a ton of work. Which one would you tackle first? Last?

Half Bath - gut! Anyone want an avocado green  toilet or sink?

2 Full Baths - gut! In addition to the green we also have a pink set. Any takers?

Kitchen - knock down a wall and gut.  Seriously we have the world's most hideous 80s cabinets.

  • I think I would tackle the kitchen first since we spend a lot of time in there. Bathrooms I could deal with a bit longer if they were outdated, as long as they werent downright gross or anything.

    Any ideas yet as far as what you like?

  • I would probably do the most hideous bath first.  Bathrooms can be quick and I'd feel much better to have something done.  We are going on month 2.5 on the kitchen reno and while its not too bad, it gets annoying that its STILL not done.

  • I think I'd chose to knock out the smallest bathroom project (meaning the one that's going to be the least amount of work). A kitchen reno is a major inconvenience, so I'd want to try to time that one right and maybe do it during the summer when you can grill out a lot.

  • I would tackle whatever is in the worst condition/least function as your budget allows. Baths and kitchens are the most expensive rooms to re-do and stuff almost always ends up costing a lot more than you think it will.  Even if you are doing a lot of the work yourselves, there are certain things you will have to contract out unless you have a plumber in your family, etc.

    What kind of condition are the bathrooms in?   Do they have tiled tub/shower stalls or the plastic ones?  

    This is a great blog post about how to live w/ "bad" color tile, tubs, toilets, etc. until you can afford a full re-do.

    In my mind/world, totally gutting and re-doing 2.5 baths and a kitchen w/ wall moving = at least 75K

  • Judging from your list, we're living in the same pre-reno house - very similar list complete with funky avocado bath fixtures. 

    I would tackle whichever full bath would make the biggest difference to you.  We learned a ton during our first major gut and reno and found a fantastic contractor along the way.  It's was hard enough climbing that learning curve on a bathroom.  Can't imagine starting with something like the kitchen - and you could probably do 1 1/2 baths for under the cost of the kitchen (and with far less distruption to your lives).

  • I would do one of the fullbaths first, since you are probably not completely used to having 2 full bathrooms yet.

  • Your situation sounds much like mine, and we decided to do the kitchen first.  That made the most sense since you need a kitchen so many times every day, and it's the heart of a home.  We are also renovating the 1/2 bath at the same time since it's stuck in the 70s and that's what guests will be using most often.  The master bath will be last, even though I really want a pretty bathroom.

  • Lots of decisions. I would probably do the kitchen first and then maybe one of the bathrooms. BTW loved the color of your living paint job, very bold, but beautiful.
