Sellers- Listing Now (Before Spring)
DH and I are planning to list our condo during the first quarter of 2012 (likely around Feb/March). It just works out better for us for a variety of reasons.
I was talking to a realtor, and she mentioned that we should list sooner rather than later. She sent us the following article- "Selling- Waiting Until the Spring Makes No Sense".

I think unless this realtor has some really famous credentials we don't know about, a random speculation post on her blog should not be taken as expert advice.
There's some good points - like the pace of banks processing foreclosures *is* likely to pick up. But it's pure speculation that they will flood the market (this isn't what banks have done so far during the recession), will affect prices, or even that appreciation will return to "historic norms".
Sell when you are ready to sell. Your realtor is, in the end, another salesperson.

Shrugs - it really depends on your market and your market's desire for homes like yours.
We listed in late October last year and went under contract about 90 days later, closing almost 60 days after that. We took a hit and money had to be brought to the table (DH's new company picked up the tab).
We received the most amount of activity at the beginning of January and then went under a few weeks later. We had some activity in October/November/December but people aren't generally looking to buy then - wrong season for families, holidays are busy, etc. But if your home speaks to single people or couple's without kids - then maybe it makes more sense for you.
I firmly believe that if we were able to hold out a few more month (getting into the 'real' spring months) that we would have been able to sell our home at a break-even or even a little higher. We just took the first offer to come our way since we had already relocated out of state and DH's company paid the difference.
I like the idea of continuing to interview agents- you want one who is on your side and not trying to second guess you the whole way. I also don't think there is anything wrong with listing in early spring, or even winter. I think given the market there are plenty of people that are house hunting during what, typically, are not popular buying/selling times so I don't think thats going to limit you as much as it once would have.
