Can I just sit down and cry?
I need a Xanax. Seriously. The stress of wedding planning, buying a home, working full time, and going to school is killing me. And then I get the call today that we cannot get insurance on the house we put an offer on because of the heat system. I assumed that since the USDA appraiser and the home inspector and the lender we are going through had no problems with it that we could get insurance on it no problem. But the agencies I contacted will not do it because it is a monitor heater....there is no heat pump/baseboard heat, it is just an oil monitor heater. I contacted the seller thinking that I could use his insurance company that he has it insured with, but he currently doesn't have insurance on it. What do I do now???

I would imagine that insurance is required for your mortgage. If you can't get insurance and therefore can't get a mortgage approved you should be able to back out of the contract.
That doesn't help with all your stressors I know, but at least you wouldn't be stuck with an uninsurable house.
You back out of the deal to buy the house --- and I would recommend waiting until AFTER the wedding to look again. (housing will still be cheap and mortgage rates low for a LONG time). Keep the wedding simple - no one cares what you have for favors, program, decor etc. Keep the wedding party SMALL!
Now breathe and take it one day at a time.
i got married in june. i have a really stressful job that takes up a lot of my time and so i couldn't imagine buying a house at the same time as the wedding. we decided pretty early on to wait for house until things were settled and we built our savings back. i definitely think i would have the same decision if i were in your shoes since you added school to the mix! since we are staying in a small apartment that is relatively cheap for the area, we are going to have a nice amount of money to work with for a house next summer. unless you absolutely cannot wait to buy, i second the waiting until after the wedding!
