I'm curious as to what are things that are common in inspection reports. When I purchased our home, there was approx. 25 items listed with issues (some small, some bigger). If you have an older home, what are some things that showed up in your inspection and how was it handled? How many items (approx) was listed total?
ie, for us, approx. 25 items listed in report. we asked for no compensation or repairs on any of them (crazy market at the time) and we only fixed approx. 3 things from the report in the 6 years we've owned the house.

Our inspection report is 33 pages long, but there were only a handful of issues. It's a 27 year old house, so not too old, but not new either. Are you wanting to see an example of a report? I can email you ours.
We asked for some of the major things to be fixed, but none of even the major items will cost the sellers over 500 bucks. We were very lucky in our find. Little things that we wouldn't bother the seller with were issues like vines enroaching on the house (i can pull those up) and the deck needing to be sealed (can only do that next summer anyways). Nothing inside was an an issue.
