The bank accepted our offer on a foreclosure. I had to go there on Friday with my dad so the water company could turn on the water. My dad was there to make sure everything was running all right. Just some minor repairs thank god! But the sun room in the house has a leaking roof. The carpet is soaked, moldy and has moss growing on it (we have had a ton of rain) and the drop ceiling is falling down. I found mold spread to the kitchen so I said screw it! We are definitely getting this house so we ripped out the carpet, padding and particle board flooring in the house and took out the wet and moldy ceiling tiles to let the place dry up. I know we don't own it yet but I can't let it sit like that. The floor underneath is fine and the roof boards are fine. Yay! I so hope we don't get in trouble or worse our agent! We actually did ourselves, the house and the bank a huge favor.

Am I missing something? You entered a home you don't own yet and started repairing/maintaining it?
I'm hoping all goes well with the house but I have to agree with pp that I wouldn't have touched the house. Yes you want to try to mitigate the damage so it's less to repair if you DO eventually get the home, but I don't think it's a good idea to enter the property you don't yet own and rip up carpeting/make repairs/remove things, even if you think it's for the better. It's not your home yet, I can't see why would you enter the property and start making repairs no matter how sure you are that you'll get the home. Potentially throwing money down the drain is one thing, breaking the law (i.e. trespassing) is a whole different ball game.
Ditto PP. You just committed a felony. You can't go into a house someone else owns and destroy it!!! You just potentially set yourself up to get arrested. I am literally blown away by this. How did you think this was ok? What if the sale falls through which happens ALL THE TIME especially with foreclosures?? What if there is something huge during inspection and you walk or if it doesn't appraise and they won't lower the price or you can't get financing due to the condition of the property (this happens a lot now and you may have directly caused this to happen now)!!!
