Contingencies - Has anyone accepted/made an offer with lately?

I'm wondering how much these are done in this market. A house came on the market that looks great, but we are not even on the market for our house.

Has anyone been successful with an offer with a contingency lately?

  • Well, DH and I bumped a contingent offer to get our house (we since found out those buyers got an offer on their home 3 days later, so we were very lucky). Odd timing, since the home had been for sale on/off for 18months.

    Are you in a financial position to remove the contingency if it came to it? If not, I'd be leery about falling in love with a house and then being disappointed, since you're out of pocket for inspection costs, etc.

    It really depends on your market, I'd discuss with your realtor. They are not the most preferable offer, obviously, but if the home has been on the market for a while,etc. they may work just fine.

  • I'd think you'd have a better chance with a contingency with either a house that has been on the market awhile, or new construction.   Depends on your market though - and also on that homeowner's situation (are they looking to move fast, are the desperate, etc).

    Good luck!   The logistics of selling a current home and buying a new one are complicated!

  • We made an offer on a house that had been on the market for 1 day with a contingency. They accepted. Then 3 days later they gave us 48 hours to remove the contingency because they got two other offers. Thankfully, we sold our house that day, so we were able to remove it.
