XP: How many houses?

So we are still looking at houses since we got approval for an FHA loan. We've looked at ~20-25 houses so far. We put an offer in on one, but couldn't get the bank that owned it to budge on the closing costs. So we looked at more houses and found 2 that we like.

 I have an issue though. I keep looking at the listings and finding more houses I want to look at. DH wants to make an offer on one we just saw today, which I really liked the house too. I just can't help looking at the listings and finding more to look at! Its almost like I want to be sure that we don't go buying one then a week or so later finding a listing that looks even more perfect!

How did you know when you were done looking? How did you know you found the house? Gah! Stressful!

I really liked the house that we had already put an offer on. No other house has felt quite as nice as that one yet. The two this weekend are definitely nice and I really like them, but I still liked that one better.... If only we could have figured out a deal both parties were happy with...

  • I would look at the oth er couple houses before making your next offer. We looked at about 30 different houses before we figured out that nothing is out there that we liked in the area that we wanted to move to. The listings weren't even exciting me.  So, if you still have listings that you think have potential, I would definitely go look at the houses to make sure you're not missing something, and then come back and put an offer if you still like the original house the best.

     

  • I've thought about this too. As hard as it may be, I'm going to try to make myself stop looking at listings after we put it an offer and it is accepted (and looks pretty definite that it's going to go through, etc).

    I have to accept that a more-perfect-for-us house might come on the market the very day after we buy a house. I can't prevent that from happening, since new houses go on the market all the time. I just intend to make sure that any house I put an offer on is one that feels "right" and is one that I'm excited to live in for the next 10-15 years (at least).

    Anyway, for your specific case, since you haven't put it another offer yet -- yes, by all means I think you should look at the other houses you've found so you can be sure the one you looked at recently was really the best one available right now.

  • I only looked at a handful of houses in person, though saw many more listings online. For me, the house that we went with was the first one I had a real emotional reaction to. Also, it was clearly the best in our price range- most updated and just the right size. Once we made the offer, we just stopped looking at houses. It was the same process as when I bought my wedding dress- just make yourself stop looking. You are going to have to make a decision at some point, so once you are committed it's better not to look at more and start to second guess yourself.
  • 3 total. That doesn't really tell the whole story though.
    I looked online for 6 months. There really wasn't anything we liked, let alone loved. So we went to see a new construction, and while we loved the house, we weren't completely sold. We were negotiating back and forth for a few days with the builder, and during that time an open house came up in school district we weren't originally considering. We went to check it out just to see, and ended up really liking it. The builder wouldn't give us what we wanted, so we called our agent and put in an offer on the open house home.

    The inspection didn't go so well and we weren't sure the sellers were going to fix everything, so we looked at another house I found, just in case. It was okay, but not really what we wanted.

    All that said, this was not our first home, and we both had a very clear and realistic list of what we wanted and did not want. The only thing on our list we didn't get was a full finished basement- this house has a slab foundation.

  • We saw dozens. Keep going until you both find the one. You'll know. Just like you knew when you found each other.

    We were ready to put in an offer on a house but decided to keep looking just because. We found a house on redfin and scheduled to see it and two others one weekend. The first house was amazing. We knew it was the one, but we went to see the others anyway. We had our parents back to see that house same day and offered by COB.

    We've been in our house for just over a month :)

    When you know, you know. The house we found was perfect. There was literally nothing that needed to be done before we moved in. Brand new windows, hard wood floors, trex deck, 2.5 car garage, and even new paint that was done in colors that we loved.

    The house that we almost offered on before this one was the first house that we walked into and said "wow, this could be home" but there was still a lot that needed to be done (i.e. adding in a 2nd bathroom). We kept looking because there was hesitation. When we found our house, we were ready and willing to offer the full asking price immediately. 

  • We looked at close to 20 houses. We saw the one that we are getting at about the 5th house, but I chose to keep looking just to make sure that we didn't find something better. We continued to compare all the other houses that we looked at to "our" house, so in the end we realized that it was silly to keep looking since we didn't ever find anything that was even close. I've never looked back after putting down the offer.  We just felt like it was the one from the beginning.

  • We looked at 25+ and several different models to build. For us it just felt like home but we compared what we liked about the features of all the houses. We had one that had more features we wanted but the one we bought just felt like home when we came in.

  • We only looked at 4 or 5, I can't remember for sure. We did stop looking though- we had put an offer in on a SS that was our dream home and I couldn't imagine living anywhere else. We weren't on a tight time line so I wanted to wait it out until I knew for sure that we wouldn't get it. I did have two more homes set up that I decided I'd at least look at the week we got bank approval.
