We are in the process of getting everything ready for closing. We got 4.85 and the broker said she will try to lock in around 4.5.

What are you getting for conventional 30 year.

4.85% seems pretty high... even 4.5% seems slightly high right now. Do you have any credit score issues that might be raising the rate?

My credit score is high , but my hubsbands not as high because of an issue we had to take care of. The broker has the paper that everything was taken care of and it should be reflected within 30 days.

We locked in in March 2011... and that rate was awesome.

4%, about a month and a half ago. My husband's credit is worse than mine, so we ended up getting the mortgage in just my name. Risky, but worth it.

4.1% around the middle of August. 4.8 and 4.5 sounds high to me right now. At closing (last Tuesday) our loan officer said it had gone even then lower then 4.1 we had locked in.

I just looked at bankrate.com and for a 400,000 house, 90% of the rates are at 3.875%.

What should we do?

Can you qualify for the loan on just your income? DH's score was good but mine was better. His score added about .25 to our rate. I qualified on my own so we went with that. He is on the deed though. I would ask your mortgage lenders advice. I think a 30 yr should be around 4.0%. I locked in at 4.75 in May which was excellent at the time.

4.125% on a conventional 20 yr loan. (We want it paid off before we retire!) Even after seeing the ones in the 3% range, i'm still way excited after hearing not too long ago that most people that currently have mortgages are sitting at 7% and above. Doesn't make the 4.125 look shabby at all.
