xp: Name Change & Selling
After we got married (Jan of 2010) I changed my name with just about everything except the mortgage. It seemed like a huge hassle and I could never get a direct answer from our mortgage company on how exactly to do it, so I sort of gave up. I went as far as mailing them a copy of our marriage certificate and they still never changed the name. We are looking to list our house... once we have a buyer {if we ever get a buyer lol} am I going to have a problem at closing/with the title because of the different last names?

No, you shouldn't have an issue, I wouldn't think.
I never bothered to change my title/mortgage to my maiden name and I never added DH to either and it was not an isssue at all. The title/closing company simply made a notation that I had previously been known as X and that had changed as a result of marriage - and of course, the home was community property so my H had to be included on everything. Not a big deal at all - I never had to show the marriage certificate or provide any additional information.
I suppose it could be different in your state (I'm in MN), but I doubt it will be an issue at all.
Just wanted to chime in. I didn't have an issue with ours. We actually refinanced several times and the first time, I just filled out a form...had to bring our marriage certificate, and we were good to go.
You won't have an issue.
