Found a house > went through inspection > submitted request for repairs > seller agreed to repairs. Escrow supposed to close by 10/14/11. Seller leaves town for a vacation, will not be back till 10/15/11. Calls us to say house is completed, then he leaves the country for a 2.5 week vacation. Go on walk through. All repairs not completed and won't be by the time he gets back. However, many are. In addition, the house is an investor flip and left over construction materials are still in the garage. Another factor is that the seller said that the house will come with wood shutters that he claimed were in satisfactory condition. They were raveled up in a corner of the garage while construction on the property was occurring. Seller claimed all they needed was a good cleaning and they're ready to hang. During walk through, we unraveled/inspected them for the first time. They're junk. Some missing and broken pieces and at least one piece of the set not there. Same day, appraisal comes in at $500 less than purchase price.
We were ready to walk away on the grounds of repair and appraisal contingencies. However, realtor convinced us to give seller a chance to make good when he gets back. We are asking for the items he originally agreed to do to be finished and in addition, are asking him to purchase and install shutters in the home on all windows that had them previously. We believed we were getting a house with shutters and therefore want a house with shutters.
First time home buyer. Am I being realistic? I am pissed off that the seller is that confident in himself that he leaves town with the house unfinished. He is someone I already know and I think he believes because of this he can be lax with me. However, for this amount of money, I mean business and want to be taken seriously.

Everything that is shotty that you can see - times that by 10 for what you can't see IMO.
But I guess you are on this path - so you have your choices and they all come with consequences (whether it is financial for walking away ... or time/risk by continuing forward with allowing the seller to fix their *** when they get back, etc)
If you really love the house, I would give the seller a chance to make it right. Obviously the price will have to come down anyway, so either have him actually complete the repairs, or take the price down even further so that you can do them yourself.
