how much to finish an attic space?

There's a house in our area (MA) that we found that we both LOVE! The downstairs needs some work (updating) but the 2nd floor is 1,000 feet of unfinished attic space that we would LOVE to finish (looking to get a big bang for our buck by buying a home that needs work) any idea about how much it would cost to finish 1,000 sq feet of attic space? Looking for general estimates here... $30k, $50k, $100k? thanks!

  • This can vary greatly depending on area.  We have friends that just did this themselves.  It was 850 square feet and they did all work themselves except putting in a dormer, electrical, and having foam insulation done.  They added a bunch of closets, a huge master bathroom, and made it a mast bedroom with a few nooks, for reading, crib area for their baby, etc.  It is awesome!!  They spent about 35k.  They did hardwood floors, amazing bathroom, etc.  They got a lot of cool finds off of Craigslist and other discount places. 

    It is amazing.  They could have made two bedrooms and a bathroom but they wanted a retreat and it really is that.

  • I think it was going to be 20-30 to do ours but that was just a ballpark.

    If you like the house, take a contractor with you before you make an offer.  There may be weird quirks you wouldn't know if you weren't in that line of work - i.e. the doorway in our attic would have to be reworked b/c it's not far enough from the bottom of the stairs, and we might have to reinforce the floor (it has to be rated for so much weight to be a bedroom, more for rec space and we can't add a bedroom b/c our septic is rated for a 3BR house).

  • I can't help with cost but I'd also check any local codes regarding finishing attic space.  We have a huge attic and would love more finished space but here you can't use it for sleeping unless you have certain windows and egress options, etc. 
  • Depends what you want to do to finish it. Are you putting in any plumbing or electrical there? Or just drywall and flooring?
