Closing

Hello Everyone,

 We were supposed to close on the 31st and i just spoke to our mortgage lender and she said that we wont be able to close in time (thats what she thinks). Since the seller is a little annoying we don't think he will want to extend.

So my Q is: How long did it take you to close? The mortgage lender said that now it takes about 45 days to close. My SIL closed in 3 weeks.

She said our papers were submited to the underwriter already and that we did get initial computer approval. We are still waiting on the appraisal to be done.

How long for the underwriter to approve?

  • If you are not supposed to close until the 31st I wouldnt worry about it too much considering its only the 11th a lot can change from now until then. It depends on your area and your finances but where I am a usual close time is 30-45 days but it is different everywhere.

     

  • The type of loan you are getting may have something to do with the length needed.  We are closing on a conventional and they said it would only take 4 weeks start to finish.  I do know there are sometimes timing issues with FHA and USDA loans so maybe that is why it is going to take so long.  At three weeks out I wouldn't think they would know there is going to be a delay.

  • We are doing conventional, so i guess we will see. Also, our property is still for sale and the guy did not take it down, is that normal?

  • I would def wait it out the 31st is still a ways away. The property should be flagged as under agreement or sale pending depending upon the term your area uses.

    Ditto PP. Although when we were under contract to sell our realtor changed the status in the MLS system but it did not pull over onto a lot of the listing websites like Realtor.com, etc.  So I wouldn't be worried about that.

  • We requested 4 weeks to close and we're now 3.5 weeks away.  I think it will work out fine although it is on the shorter end of normal closing timeline.  We have a conventional loan and I'm working hard to get all the correct paperwork to our loan processor asap so we won't be delayed.
