About to sign a contract!

So we saw a house and really loved it. The only problem was that there was potential mold in the basement. (The house is vacant now and Dear Irene came and let loose, so the basement got a bit moist and no dehumidifier hence the possible mold) We had a mold specialist come in and he gave us an estimate. We told the sellers that they have to take care of the mold and we will make an offer. They told us no so we walked away. Then they came back! They said they'll take care of the mold, so we are back! Now we're going to sign a contract, adding that they are taking care of the mold, and start the process of getting this house!

 

We are so excited! We just got married almost two months ago and are really looking forward to our first (starter) home! Hopefully the process will continue to be good and there will be no other bumps in the road!

  • If they take care of the mold, make sure you do a second inspection AFTER the work is done, and ask to see the receipts.  Don't take ANYTHING during this process at face value - and good luck!

  • Makes sense for inspection after the work, but why see the receipts?

     This whole thing is so crazy and nerve wracking but hopefully will end well!

  • You never know what has or hasn't been done unless you see a receipt. My friend bought a house and the seller claimed to fix the roof after the initial inspection.  2 weeks after they closed - huge rain and the roof leaked.  They showed the roof to the contractor who had done the work and he said that it wasn't his handwriting and that the seller had added those things afterwards.  Cost them 10k because they didn't catch it before closing.
