how clean should the house be???
for an appraisal to refinance?
should i put stuff away, tidy closets and such so much that it's like a show house to sell? or is just my everyday clean enough house okay?

This. Our appraiser took photos for file and lots of measurements. She asked for a list of improvements made to the place. She didn't open a closet door.
I think our appraiser took a picture of the outside of the house. I honestly can't remember if he took any measurements. I don't think he was in the house for more than 20 minutes. I guess it doesn't really matter, since the appraisal came through high enough for the re-fi and we closed on that mortgage long ago.

Good luck, we tried this a few weeks ago, and it didn't work out.
Our house came back valued above what we still owe, but under what we needed to be worth another re-fi. Totally frustrating, considering all the fix-ups we've done since the last re-fi - it's worth less now than a couple years ago, even with the fixes we've done. But, DH and I are becoming famous for making all the wrong choices lately.

That totally stinks. My best friend's house is like that too, and she's stuck with almost 7% interest. We have a couple things going for us....one we're in Wells, where prices haven't fallen as much and two we just added a garage, which should help. Fingers crossed! I hope the rates will stay low once the market increases so you have another chance.
