how clean should the house be???

for an appraisal to refinance? 

should i put stuff away, tidy closets and such so much that it's like a show house to sell?  or is just my everyday clean enough house okay?

  • It doesn't need to be clean, appraisers don't care about that like home buyers do. Don't bother with closets, they don't open them. But, I would tidy because they will take pictures of every room and these will be on file. Goodluck! We just did this and switched our mortgage to a 15 year.
  • We refinanced a couple of years ago and the appraiser didn't take any pictures. They just want to see how many rooms, what types of finishes (granite vs. laminate countertops, etc.), if you have a meth lab in the basement. Everyday clean is fine.

  • Technically, without pictures and measurements its not valid. Hope you don't get a talker like mine, he was there for an hour. Ugh

    This.  Our appraiser took photos for file and lots of measurements. She asked for a list of improvements made to the place.  She didn't open a closet door. 

  • I think our appraiser took a picture of the outside of the house. I honestly can't remember if he took any measurements. I don't think he was in the house for more than 20 minutes. I guess it doesn't really matter, since the appraisal came through high enough for the re-fi and we closed on that mortgage long ago.

  • Thank you soo much for the input.  I will leave the closets alone.  I can't remember what the guy did last time we refinanced but I do know I went crazy cleaning .  He came when there was no power when I was home and then with DH when the power was back on.  We did have a 6.65% 30 year, refinanced toa 5.15% 15 year, and now since they're in the 3s for interest rates, we're going for a 15 year again.  I can't believe the thousands it will save us.

  • It's great isn't it? Hate paying closing costs and a new appraisal since we just went through this last year, but being mortgage free in 15 years is worth it

  • Good luck, we tried this a few weeks ago, and it didn't work out.  Crying

    Our house came back valued above what we still owe, but under what we needed to be worth another re-fi.  Totally frustrating, considering all the fix-ups we've done since the last re-fi - it's worth less now than a couple years ago, even with the fixes we've done.   But, DH and I are becoming famous for making all the wrong choices lately.  

    I hope it works out much better for you!

    That totally stinks.  My best friend's house is like that too, and she's stuck with almost 7% interest.  We have a couple things going for us....one we're in Wells, where prices haven't fallen as much and two we just added a garage, which should help.  Fingers crossed!  I hope the rates will stay low once the market increases so you have another chance.
