Hello All! My husband and I put an offer on a SS on 8/15. The sellers agreed on the offer and we were out of attorney review by 9/8. Since then, we have been waiting for SS approval from BOA. We were told by my realtor who spoke with the sellers agent (who is handling SS) that we ?should? have approval in 30 days or less (hopefully). The sellers agent stated that since the owners only have 1 mortgage with BOA and we are basically paying what they owe, that this process should move a lot quicker than the average SS. Now, according to my realtor we should start gathering all of the documents for the mortgage aspect of our application. We?ve gotten preapproved already but he stated that we should have all of our paperwork ready. Now, for all of those who have gone through this process, what exactly do you need for the mortgage application? I want to make sure I have all my ducks in a row. Thanks in advance

We were required to submit:
2 years of tax returns
3 months of all banking statements - checking, savings, investments, 401K, IRA, etc.
Last 2 or 3 paystubs
Employment verification info (HR number or whatever your companies require)
And I'm sure I'm forgetting something.....
If the underlined statement is true, then there is no reason for the sellers to be doing a SS. Has anyone asked for, or given, an explanation for this? If not, you should ask, because it seems like a waste of time to wait for SS approval when it doesn't appear to be necessary.
We had to submit pay stubs (2 months worth maybe?), copies of our W-2 for the past 3 years, the last 3 months of all bank statements and I think thats it. Keep up with all of the accounts and pay stubs because by the time you can actually apply for your mortgage you may need to submit additional ones depending on how much time has passed. Then save all your receipts in case the lender asks for an explanation of a deposit or withdrawal.
Also, if you have any accounts that are joint with someone other than your husband ask your lender what needs to be done there. My parents were on my accounts from before we were married (and couldn't be taken off without closing the accounts, long story) so they each wrote a letter stating the funds in the accounts were exclusively mine.

You will need:
-Paystubs that are dated within 30 days from the date you signed on your application, reflecting at minimum 30 days year to date earnings.
-Two months bank statements. Make sure that any large deposits that are not payroll deposits have a paper trail so they can be sourced.
-09 and 10 W2's
-You may need two years tax returns, all schedules, depending on what line of work you are in. If you are self employed, you will need business returns, K1's, 1099's, current invoices or contracts, YTD profit and loss. Just depends on how you file your taxes (schedule C or 1120, etc)
-Insurance quote or contact information for your agent
It honestly depends on your individual scenario.
Thanks so much for all your help! Sorry, I should have explained why this is a SS if we are paying what the owners owe. About 2 months ago, the husband got a job relocation in North Carolina so they had to sell the house as a SS. The husband is already living and working in North Carolina and the wife is here with her kids until the house sells. So thats basically it. We are really lucky cause thus far they have been on top of things. Hopefully we will be all moved in before the end of the year (fingers crossed)
