Appraisal Update

Hellooo,

 

I have posted little down about that we got appraisal and it is lower 16k then original price. So going back and forth the seller decided to meet us with more then half of the payment. So we are happy about it, and really surprised because we thought he would never go for it since how he showed himself before.

So now our lender told us we can't close in the middle of Nov, we would have to ask to close the first week of Dec. The reason is because i have been on a leave from my job for a month (still employed) and they are asking for my most recent pay stubs and i am only going back Monday. She told us the loan will close, just need the pay stubs.  I asked her if i can provide a letter stating that i am working and that it was just a bad situation at work that never happened before to them, and she said that it wont work :(

So we asked the seller for extension and we said that the bank needs the time to adjust the paperwork. So the seller said i want to speak to your bank. We don't know what to tell him, i dont want to tell him the truth.

 Any ideas? Maybe i can do something else?

  • Maybe I missed something, but why dont you want to tell him the truth?
  • I don't know, just scared that he might use it agaist us if we don't move forward! Because we have a big deposit.

    Do you think it would be just better to let him know about it?

  • Why else wouldnt you "move forward"? Is the only condition left to meet on your loan the paystubs?

    Maybe others will see this differently, but to me if the seller was going to be an @ss bc you need the extension I dont know that it would matter if it were the truth or a lie.

    If this were me, I'd explain my hesitation/concern to my loan officer. I would ask them to write up a letter just stating the truth but in the most convincing way to the seller that they feel confident that this is only a small snag and the only snag and easily remedied in the time frame. 

  • yes, the loan officer said that they only need our paystubs and we should be good to go and get the closing papers.

    She also told us that if we need to provide a letter stating that we are good on getting the loan she will glandly do that.

    So i guess we will do that.

  • Your financing will be delayed and you need a few more weeks before closing - end of story. (You do not need to get more specific.)
