Buying A Home

SS: Are we allowed to walk thru the home?

Our SS offer has been accepted by the bank. When is the next time we can walk thru the home? We just want to see it again. The tenants were evicted by the bank earlier this week and given 2 weeks to move. Do we wait until they move out to go see it again? Or do we just wait until the walk thrus/inspections? Didn't know what was the norm. Just wondering!

  • I would wait till they move out, just to be polite. 2 weeks isn't a whole lot of time to pack up all your things and move, so I am sure that they will be busy and won't want to take time out of their packing/moving to let you guys walk through the home.

    Plus, while I don't know their situation, I am sure that this isn't an easy process for them. That's another reason why I would wait.

     

  • I would schedule your inspection as soon as possible. How long did the bank give you before you have to close? We did our inspection right after we got bank approval and there were still people living in the house. We also had a few repairs to make ourselves after the bank appraisal (FHA loan requirements) so we wished we had gone in there sooner so we wouldn't have such a time crunch for the mortgage company to get their paperwork done in time to close next week.
  • I agree about waiting.. I told my husband they probably aren't in the best spirits given the situation and we've waited this long, what's another 2 weeks.

    We have 10 days to get the inspection done starting from the day the bank approved it. So really, we'll be in on the inspection day when the inspector goes over things with us. Forgot about that.

  • Wait until the tenants move out to have the inspection, if you can. If they are angry and bitter about the situation, they may do some damage to the place.
  • This is definitely true - some of my friends purchased a short-sale home, and the state of the home changed a bit between the time when their offer was accepted, and after the tenants moved out. Some appliances were removed - it wasn't incredibly serious, but it's something to watch out for.

  • Review your offer/now the accepted contract. I know that for ours we had to do our inspection within 5 business days of bank acceptance or else our inspection clause was voided. I'd schedule the inspection to meet whatever you've legally agreed to and see the house then.
    I've occasionally heard of people scheduling a time to see the house but I don't know if thats really done with short sales and I certainly wouldn't do it while the people still lived there. We saw our place twice between making our offer and moving in- at inspection and our walk through.
