Our house has been on the market for 4 months now. The last 2 months we have not had even 1 showing. The first month it was for sale we had 4 showings and then next month we had 1 showing.
Our realtor says our house is priced well and that other realtors agreed. We are not willing to lower the price because we can't afford to bring that much to closing.
I just feel like our realtor could be doing more. He only brought 1 person to see our house in the whole 4 months and he put it on craigs list once. He put in the newspaper and local magazine once. He listed it with all the required websites. He told us open houses are a waste of time mostly but will do one if we want. At this point our contract is almost up and we will take it off the market for the winter. But I am wondering- do you think our realtor did what he could have or should he have done more?

In our area, some of the RE companies do caravans (where several REA from the company go and tour the houses they have listed for sale). Not all do that, and I'll be honest, nothing ever came out of it when ours did one. I agree with Open Houses. The only people that ever came to ours were neighbors
I'm not sure how you expect your REA to drum up business. It sounds like he has put the info about your house out there. The truth is, the market is saturated with homes so buyers can be super picky. They are looking for a GREAT deal on a house. Yours might be priced fairly, but if there are other similar homes in your area for less, then it puts you at a disadvantage. Is there something you can do to your home to make it more appealing?

The Open House is a general rule, but our house sold to a couple who saw it at an open house. If he didn't do one, imo he is not doing everything possible.
The other idea is a Broker's open. My realtor doesn't do them regularly but when we asked, she did it.
First, the odds of your agent having multiple clients that want to see your house, are pretty slim. Second, if you feel your agent hasn't pulled out all the stops, then the bolded statement above could be the reason why. These days, you need to have a either a really great house, or be priced agressively in order to sell, if not both. If your house is like all of the others in your price point, then there is only so much he can do to drum up interest. It's not reasonable to expect him to invest more resources into marketing your property if he knows you can't afford to sell it.
Many people are not moving this time of year, especially families. Many people are not looking right now because of holidays - october through beginning of january is non-stop for a lot of people - especially families. Many people are not looking until they know what their company bonus will be if their corp has a december year end.
Things that your REA can do is have a broker open house and cater it. But I don't know what the price point of your home is and how well it really shows (no offense but we have all seen pictures of homes on the market that just don't show well). If your home shows well, you may consider having a broker open house that is catered with finger sandwiches or at least desserts. My REA did two of these and paid for it but if your REA won't pay for it maybe you might consider it.
What feedback did you get from the previous showings? Obviously there is something that is keeping people from seeing your house. How many homes in are for sale in your area? What is the average days on market? Unless you are in a very desirable or competitive area being "priced well" is not going to cut it. You need to be priced below the competition, which sounds like you can't do. This is not your REA fault.
Agree, most open houses are a waste of time with mostly curious neighbors. If a buyer really wants to see your property, they will make a private appointment.
I don't understand why that would be hard for you to believe. If he knows that his other clients wouldn't be interested in your house, why would he waste everyone's time.
Are other homes selling in your town? If so, your price is too high or there is something about the house that is unappealing (cosmetics, location,etc). If not, it's due to lack of buyers. Have you done any price reductions yet in 4 months?
It's also coming up on a bad time to sell....winter.
