Sellers responded to our offer
We heard from our REAs that the one of the sellers is OOT and hard to reach, but that they "appreciate our offer and are considering countering with minor changes". Whene we submitted the offer on Monday we had a 72 hr window and their agent thinks we'll hear back later this week or early next week. They also may ask that we list our house earlier than we planned (Jan 2)
So how would you interpret this? Good, bad, normal?
I will have the house cleared of stuff and half the furniture by Thanksgiving, so technically we could go on the market then. But is that a dumb time right before Hanukkah and Christmas? WDYT?

Is this potential purchase contingent on selling your current home (trying to figure out why the sellers care when you list your current home)?

It sounds like they are really hoping to go under contract with you but they don't want to wait until January for the possibility of the sale moving forward. (Who can blame them).
Though it might not be the most ideal time to list your house there are still lots of buyers out looking. When I bought I started looking in December. If you end up listing your house during the holiday season make sure to be careful with your tree placement so that it doesn't make the room feel really small and try to keep the pile of presents in the area to a minimum. I toured a house that had a large tree shoved against the wall in the walkway through the living room and then had presents piled 3' high on both sides and under the tree. It made the whole house feel cramped.
I agree that they are hoping that the sooner your home is on the market, the sooner it will sell. Waiting another 2 months for you to put it on the market is a long time--when you have someone else who is ready to move on as well.
As for timing, no it is not ideal, but buyers are out looking year round and homes do sell during the holidays. I would be SUPER minimal on your holiday decor. While we all love the feel of the holidays, it does add visual "clutter" to your rooms which will make them feel smaller. I always feel like our house is "bare" right after we put away the holiday decor since it fills up so much space! I wouldn't put out any presents--you don't want to "invite" anyone to "gift" themselves

I would put the pressure on them. Tell them "We need a response within 24 hours or we are moving on to another property". Can't wait forever.

Honestly, in this market, going in with a contingency is a bad idea. I don't know why a seller would commit to this, unless they countered that they can continue to market the house until you get a buyer. This does you no good.
Why do you have to wait until your house is empty to list it? If you are going in with a contingency you should AT LEAST have your home listed already
A better process, and one that will make you a stronger buyer would be to list your house, get a buyer, so the contingency goes away, and then make your offers.
