FHA Loan - Appraisal Review - Close Date Postponed :(

Hubby and I were supposed to close on 10/21 but our close date was postponed due to the seller's procrastinating ways. We just found out that FHA has to do an Appraisal Review because the our was purchase in May for $235K was then flipped into a gorgeous new home and we're buying for $314,900. The initial FHA Appraiser appraised the house at $314,900 and since the house was sold back in May and is now selling for a significantly higher amount FHA wants to make sure the house is really worth what they're going to loan us. We were supposed to hear something back yesterday BUT STILL NOTHING!!!! The hubby and I are going insane...it's not something we can control but it's nerve wrecking. Our new close date is set for 11/2 but I think things are still up in the air. Anyone experience a similar problem?

  • It might work to your benefit.  If FHA doesn't appraise the house at what it sold for, the seller may lower the price if you can't come up with the cash difference.  If not, they would have to turn around and resell to someone with a conventional loan or cash.

    Probably not worth it to them to not lower the price.

  • Keep calling them every day or sometimes twice a day to get an update.
  • I'm not sure that an Appraisal Review has anything to do with the seller's procrastinating ways - the appraisal requirement is coming from FHA/your lender - but that's beside the point.    I agree with the PP - just keep following up - hopefully you can close soon!
