Boundary survey and fence recommendations

Has anyone had this done recently? Who did you use and would you recommend them?  If you wouldn't mind sharing, what was the cost or what was the cost based on?

Any fence installation recommendations?

  • I don't know anything about boundry survey stuff, but here is a link to someone elses request for fence recommendations. We got a quote for the first one on there - I think it was Randy with Fence N' Decks or something like that. His quote was amazing for a all cedar privacy fence. Only a couple hundred more than another company's quote for a 5' chain link fence.

  • I was the one who posted the above link.  We ended up going with Midwest Fence and are completely happy!  

    One major thing we found out is some of the fencing companies "outsource" and use contractors who actually aren't licensed.  Midwest uses only employees on their payroll.  That was a huge red flag for us when it came to the other companies.  Also one of the companies we had out told us that our suburb took away permits last year.  Come to find out that is completely untrue.  I can PM you some more specific things on that company if you want.

    Midwest ended up being the most expensive so we did negotiate with them a bit and they came down in price.  They also gave us a discount for paying in full when we signed the contract.  

    A few things we learned with our fence:

    -research your cities codes...none of the fencing companies new we had to be 25 feet from the road (we have a corner lot so this definitely affected us).  

    -ask about the quality of wood being used if you are doing a wood fence (Midwest uses cedar that is knot free and has already "aged" so there shouldn't be any shrinkage)

    -ask about costs for removable panels vs. large gates if it isn't something you will consistently use. We found out the removable panel would be a lot cheaper.

    -ask if they find your property line pins or if you are responsible for finding them.

     

    Feel free to ask any other questions.  We wish we would have done our fence sooner!  Definitely worth the money!

  • Wow, thanks for all that helpful info!  We learned the hard way on another project to ask about contractors vs. employees doing the work.

    What are property line pins? Is that what you get from a survey? Could you PM me with the details on the other place you called? 

    We actually just need to extend our existing fence from the back yard to the front yard so we can block out our sh!tty neighbors. The plan is to get a survey, have an attorney send a letter with the survey and demand that they stop trespassing and then building a fence.

    Unfortunately, I know our city has height and distance requirements for fences in front yards. The people on the other side of sh!tty neighbors got a variance so I hope we can too.

  • I will send you a PM tonight...as for the variances, I'm not sure what suburb you are in but we were told the first week of October we wouldn't be able to get a variance through in time to get a fence done yet this year.  We weren't willing to wait so our fence is exactly 25 feet from the road instead of 20 feet.

    Property pins are metal stake type things in the 4 corners of your yard.  that makes it easy to determine the property lines.  You can find them with a decent metal detector (there are specific ones to find pins but they are more expensive to rent...we found ours with a rental from Broadway Rental for like $15).  Also, call your city, a survey may have been done for your property already (we already had one done on file).  I could go to our city website and enter our address and easily found our survey.  

    Good luck with your fence!  We just needed to contain our dogs...luckily we moved in next to great neighbors (it was something I was very worried about).

    One more thing, ask Midwest if they have any promotions or sales going on.  I had a coupon I got in the mail for $250 off but he said there was a better promotion going on and he'd give me that.  I also have a specific name for midwest that I will send you...he may not do estimates for your area but he'd be able to refer you.
