So, DH and I started thinking about selling our current condo and buying something larger about 10 months in advance of when we wanted to do the transaction. I called an REA who knows our building and who we'd want to use to sell our current place to get an idea on value. At the time, we told her that we were interested in buying but did not have a handle on Chicago neighborhoods- both in the city and the burbs. We sat down with her (the selling agent) and one of her colleagues, who handles purchases.
Fast forward 5-6 months, the buyers agent has me set up automatically on MLS to get listings in areas I've identified. She also sends me open houses and I've been providing her feedback on properties we are interested in. This really hasn't been much work on her part- maybe 2-3 emails in total. A month or so ago, she passed me off to one of her colleagues who is much more junior (a couple of years out of college) and seems to know alot less. The agency claims to know Chicago and the suburbs, but her knowledge really seems limited to the neighborhoods downtown. She also (once) sent me open houses but just sent everything in MLS and didn't really narrow down what we should see based on our specifications. I also asked a question or two about the suburbs and she didn't have any good anwers (and, I come to find out later, gave inaccurate information).
This weekend, we went to a bunch of open houses in the burbs. One of the REAs I just clicked with- she was older, lived in the area, had kids in the local schools, and just seemed like an encyclopedia of information. She offered to send us more targeted information on the areas we were interested in and specifics on properties, etc.
I did not know what to do or say since the realtor in the city has been sending me automated MLS listings for months now. We haven't officially signed anything with the realtor in the city, and it really seems like in the end, she isn't going to meet our needs.
What should we do?

This is a huge, important purchase for you. You need to be backed by someone who is knowledgable and helpful, not someone who will make the process more difficult for you.

This is an easy one, especially since you haven't signed anything. Contact the realtor in the city and ask that they stop sending you MLS listings since you've found an new agent that better meets your needs.
Then call the REA in the burbs and tell her you'd love to work with her.
By all means, do not stay with an agent you aren't happy with.
