vent: 1st rental property didnt work out
so, here we thought we had a great place. we were ok with the space, distance from dh's job in arlington, great neighborhood, at top of price-range but do-able, etc. and then dh met with the owners today and they were close to *awful*. didnt want to budge on anything and werent even personable.
our max for pricing is $2500 so dh thinks we can find a 3bdrm nearby arlington with that. i'm still mad at the owners of that townhome ... i really liked the place!
fwiw, i thought it would be a good thing to have a security system installed in a home. why wouldnt you allow your renters to have a security system installed????

Sorry it didn't work out. There are lots of places around here - you'll find one that works for you.
I don't think security systems are all that necessary. We have one in our home (from the previous owners) and never hooked it up. Since installing the system involves a lot of wiring and putting sensors on all the windows and doors, it's a little more intrusive in a rental than your average setting up a home and even just painting the walls.
If I were a landlord, I wouldn't want you to install a security system either. Shouldn't they be able to access the house for emergencies and repairs? That would be like allowing renters to change the locks. And what happens when you leave? They either have to keep it up or trust that you'll take all the wiring and sensors down and not ruin anything in the process.
Good luck finding a landlord that you click with. I think it's much more about finding someone you trust with a business transaction then someone you'd invite over for dinner, IMO.I wouldn't let renters install a security system. I would want to choose the company and the options that were installed. Plus, most security companies require multi-year contracts to start. Basically, it's not something a renter can install and then have uninstalled when they leave.
Good luck finding a rental! Personally, I always preferred big corporate landlords and stuck with apartments for rentals, but I realize that's not what you want.
I am sorry it did not work out. From a LL PoV, I would not want a SS installed. Aside from the wiring, etc. to future tenants you are giving the vibe the area is not safe.
I hope you are able to find what you are looking for!
#1- There are a million and one rentals in the area. If this one doesn't work out, don't be disheartened, another one will.
#2- The only renters who I have ever heard of getting a security system installed are BIL and SIL and that was after the 6th break-in in their neighborhood in Cleveland (a house that is worth less than $170k- so nothing like the value of the house you're considering).
#3- We don't have one and never have had one and feel perfectly safe. Unless you've checked the neighborhood and there is some sort of crime trend that is sending up red flags, idk why you would want the expense and the hassle. If there are crime red flags then maybe you need to try a different neighborhood.
#4- Having a landlord you can work with is so, so important. It is worth it to find someone you click with.

You may also find a TH with a security system already installed - we rent our TH in G-burg and it has a security system. The tenants can choose to get a contract and pay for service or not. PPs are right though, security systems often require a 2-3 year contract.
You could also use those magnetic chime things on the doors/windows if you wanted - they don't call police and whatnot but they chime anytime the door or window is open so you'd hear intruders (and they'd hear the chime) if that's what you're worried about.
thank you all, ladies! we're in ohio and have been in 'safe' areas but we're used to having security systems, especially with patio sliding doors that seem to be such easy break-in areas. we were planning to pay for it and our lease would have been for 2 yrs. you all bring about good points, though. things i didnt even begin to consider!
we're not looking for friendships in our LL, but during the mtg, dh said that the guy never even looked at him, and directed his comments to dh's realtor. he said the wife established eye contact and elaborated on responses, but the husband was very straight forward and avoided him altogether. he said he felt discriminated against from the beginning... perhaps a blessing in disguise, just not meant to happen.

Are you in the Cleveland area by chance?
That's where BIL and SIL (with the security system in the rental) are, so it may be a regional thing.

no, we're actually on the northern side of cincinnati. between cincy & dayton, about 3 hrs from cleveland. it's a 'safe' area, but we're just used to having the extra protection/precaution. it's been a good peace of mind thing for me being at home alone with dd while 8 months pg!!
