prep for inspection of my home?

Our townhouse is under contract.  We moved out 2 weeks ago, so it's vacant.  What should I do to prepare the house? Anything at all?

Re: prep for inspection of my home?

  • Our seller replaced the filter on the heater and made sure the gutters were clear.
  • My agent said that it wouldn't hurt to "make it sparkle like a showing."  But we still live in our house.  Good luck!!
  • If it's vacant, then you probably won't have any issues. Make sure any small little repairs or maintainence issues are completed..

And I'd strongly urge you to go back and do a walk through after the inspection. Ours happened while we were out of state. The inspector left the oven on, and it was nearly a week later before we came home and discovered it.

  • Since it's under contract do you mean the engineers inspection, or the walk through prior to closing? For prior to closing, I would review your purchase agreement to see what is required. It may be different for a townhome but we're required to have the lawn mowed and cleaned up (which it's been since on the mkt anyway), and the home in broom clean condition, all of our belongings out, etc. Also manuals for any appliances are to be left behind which we already did.
